PropFit tells renters where they stand before they apply, tells owners which renters fit, and routes renters who miss one home to another home that fits.
Why PropFit exists
Renting runs on rejections nobody explains. A renter pays to apply, waits, and hears no, often without knowing which rule they missed. An owner pays to advertise, fields inquiries from people who never fit, and throws the rest away.
Most of those rejections don't mean "this person can't rent". They mean "this person can't rent this home, under these criteria, at this price". A renter a little short of an income rule at one apartment can clear it at another across town. Today they start over from zero.
PropFit publishes what each home asks for, checks renters against it before anyone spends money, explains every result, and points a renter who misses one home toward the homes that fit. The owner always makes the decision.
How we build it
Principles we don't trade away
- Reasons, not a score.Every result shows the requirement, the renter's value and the outcome. No single number, no "AI says approve".
- Estimated and verified, never confused.A match on what a renter told us is labelled as such, and never looks like a verified one.
- PropFit never approves or declines.The owner decides, and PropFit records the decision and its basis.
- No dead ends.A mismatch leads a renter to homes that fit better, and an owner to other renters who fit.
- Only clear, structured criteria.Owners choose from a catalog. No free-text "ideal tenant", and no protected characteristic collected or used.
- The criteria check advises.It flags settings that may need review. It never says criteria are compliant.
- Share as little as possible.Before an application, owners see results per criterion, not a renter's documents.
- Value before an account.Renters see their matches before anyone asks them to sign up.

PropFit is in early access in Orlando, for renters and owners. Residential rentals only, for now: apartments, houses and rooms. The app is a preview: listings and verification are still in testing.
