# PropFit

> PropFit is a rental matching service for New York City and Orlando. Renters say what they need and owners say what they have; PropFit puts the two together when bedrooms, budget, neighborhood and move-in timing fit, and explains each fit in plain language. It is pre-launch and invite only.

## What it does

- For renters: checks you against what each home actually asks for (income, bedrooms and household, move-in date, total monthly cost) and tells you why, before you apply. Reasons, not a score.
- For owners: puts your place in front of renters whose budget and move-in date already fit it, so you hear only from renters who fit.
- Owners make the final decision. PropFit does not decide who gets a home.
- Covers apartments, houses and rooms for rent. Residential rentals only.

## Status

- Markets: New York City and Orlando, to start.
- Pre-launch, invite only, opening to a first group of renters and owners a few at a time.
- Joining the invite list is free. Pricing and launch timing go to the invite list first.

## Rules of thumb used on the site's calculators

- 40x rule: many landlords want yearly income of at least 40 times the monthly rent (rent of about 30% of monthly income).
- 3x rule: some want monthly income of at least 3 times the rent.
- Cash to move in: commonly first month's rent plus a one-month deposit.
